①A pair of slippers

The apartment you will go for viewing are all vacant,

and has nothing in side.

Sometimes the floors are dirty or cold, so a pair of slippers will save your foot !!

 

②A measuring tape

There will be not so many chances to see inside before you move in,

so when you like the apartment, better measure each part of the room.

That way you can choose or put your furniture in to the flat easily!

③A camera

We easily forget what we saw, so taking photos of flats

will help reminding you of each room and getting ready for moving in!

 

In addition to these items, do not forget to choose the RIGHT realtor

Do you know how to figure out which it apart or mansion?

You might not be even familiar with the words apart and mansion.

These words are Japanese English we use for two different types of buildings!

 

What is ”Apart” then?

We use “Apart” for wooden house with 1 or 2 floors.

 

What is “Mansion”?

And we use the word “Mansion” for the building of steel frame construction,

reinforced concrete frame construction, and steel framed reinforced construction

with  more than 3 floors.

 

Generally, the rent fee for Mansion type is higher than that for Apart,

because the cost for construction is also higher!

 

Not only that, you need to be careful about sound insulation.

If you care about noise you have from your neighbor, it is better to choose Mansion!

You will have more quiet time there.

Japan’s building standard law is amended in the year 1981,

and now we have new earthquake resistant standard.

When you are looking for the apartment with new earthquake resistance standard, you should not simply judge it only with the building age though.

 

Having been constructed after 1981

does not mean that the building is based on new standard.

 

The new standard started to apply for the building which got confirmation of building

after June 1981.

(In Japan, the procedure of construction begin only after this confirmation).

 

Generally speaking it takes about 1 to 1.5 year for construction of the building,

so even if it got confirmation after June of 1981, it might have completed

in 1982 or 1983.

 

That way, it might be safer to say that the buildings constructed after 1983 are based

on new standard earthquake resistance!

Be careful, not to judge its strength (new or old standard)  by its construction year!

Today, I would like to introduce you our new project!

We, as a real estate broker, basically deal with regular leasing and buying, but this is a project that has to do with Airbnb!

     

 

We are currently working on an old rental house in Meguro for a short-term leasing.

It is usually difficult to rent out an old Japanese house to Japanese customers, because everyone thinks newer is better when it comes to a house.

The landlord of this house was having hard time finding a new tenant, so we decided to put some furniture inside and rent it out to foreign customers, especially to foreign tourists, to experience and enjoy authentic Japanese culture.

The quick answer is ….

If you want the spacious one floor residence, you should get an apartment.

If you want to make income gain or real PROPERTY it self, you should get a house.

For a house, you do not need to run around in the house for your laundry or anything going down and up the stairs.
It must be safer for a little child as well with less chance to get injured.

On the other hand, the houses do not have maintenance fee, management fee or even parking space fee. (Most houses have parking space)
This means monthly payment for houses is much lower than that for apartments.

 

Here is an example for you!

In case you put

10million deposit and the left with bank loan.

For the house priced 60million JPY…

Purchasing cos : 4.2milion JPY
Deposit : 10million
Bank loan : 54.2million JPY (35years loan with 0.775% interest rate)

Monthly cost will be 147,381 JPY
For the apartment priced 40million JPY…

Purchasing cost : 2.8milion JPY
Deposit : 10million
Bank loan : 32.8million JPY (35years loan with 0.775% interest rate)

Monthly cost will be 89,190 JPY　+ maintenance fee and management fee 25,000JPY(depends on each apartment) + parking space 30,000JPY (depends on each apartment)= 144,190 JPY

 

Therefore, especially if you need parking space,
the monthly cost for 60million JPY house and 40million JPY  apartment
are almost same.
Taking all these into your consideration, which plan do you prefer??
