The Tokyo real-estate in December.

It’s becoming colder and colder these days in Tokyo…

I need a WARM coat, a muffler, gloves, and earmuffs everyday to go anywhere…!

ELL88_hikarinomori20141127093341500

Today,I’m going to talk about how the real estates in Tokyo is like in December.

December, which means the last month of the year,
is the START of the most busiest days for real-estates.

More people move their rooms, so more flats will be on the market.

But one thing you have to be aware:
The number of flats on the market will increase, but at the same time, the flats will be full faster than before!

HIRA88_hikkurikaetteniramiwokikasu20130910001351500<What…!? )

I had an experience like this: I was showing my customer rooms, and we found the best room that fits her. We decided to go back to our office and fill in the application form. But when we got back to the office, the room was already booked by another person…! That means the room was taken within just a few hours.
Can you believe it? But this is how the movement of real estates is in December. Can you imagine it?

But don’t be afraid.
We’ll be your help, we’ll find you the BEST room that fits you.
Ask us anything if you had any questions, or anything you are worried about.

Rent a room in Tokyo : which season is the best?

It’s becoming to be cold these days, looks like winter has come in Tokyo.

Which means,
the most busy days for us has come!

????????????????????????????????????????????????????????????????????

In Japan,
December to February is said to be the most busy season for real estate.
It’s because the number of moving people is the biggest in this period.

In Japan, new period of school or company starts at April. That means most of the people fix where to work, or which school to go, in about December to February. So they start to find a new room for their brand new start in this season.
Besides there are so many people to move in, there are many people to move out, too. There will be more chances to see more rooms.

But one thing you must not forget…
There are few people looking for a new room now, so the rent fee is generally settled in a lower range than normal.
That means
it’s your last chance to rent a room in low price NOW !

If you are planning to move in,
ask us NOW!
We’ll find you the best room, which we can offer you because of the season now.

Tokyo Flat available for foreigners.

??????????????????????????????????????????????????????????????????????

Picture of “JAPANESE TATAMI ROOM”

Tokyo Flat available for foreigners??-

This means that there are flats not available for foreigners.

YES, unfortunately this is true.

Many of the house owners do not under stand foreign language,

so they refuse.

Some owners do not understand foreign culture, so they refuse.

This is true, and why foreigners have stress on finding flat to live in Japan.

BUT!!

This is also true that the number of flats welcoming

foreigners actually has been increasing in a few years  🙂

I feel it, and actually the data says the truth**

SOOO,  DO NOT WORRY about searching apartment in Tokyo.

You will be OK especially if you are with us 🙂

Merit of getting property from the lnadlord directly

In japan, we usually have the broker between a lndlord and a customer when buying property.

We have low for realestate market  that decide the payment from the customere to the landlord.

Here is one thing you should know before you actually get the property

you need yo see if you are dealing with the owner directly or through broker.

If you are dealing through broker, you mae pay extra money for him or her.

?????????????????????????????????????????????????????????????????????????????????

WE, BALLEGGS are both broker and lndlord our selves,

so there is no need to be afraid of paying the extra brokerage fee.

This meas……. if you are thinking about whether buying or renting properties in Jpana, the best you can do is to ASK US 🙂

How to find your new home in Japan – The apartment hunters guide in 4 easy steps

Now that you’re familiar with “WHAT YOU NEED” to sign a rental agreement in Japan, let’s go through how to find that perfect apartment in Japan.

Here are 4 basic steps to save you both time and effort.

blog

——————————————————————————————–

  1. PLAN
How much can you afford to pay as your monthly rent? A general rule of thumb is to look for an apartment that doesn’t exceed a third of your monthly income. For example, if your monthly income is 300,000 yen, you probably wouldn’t want to rent an apartment that is more than 100,000 yen per month.
How much room do you need? In general, apartments in Japan are smaller than western style apartments. The layout also differs significantly.
What type of the room do you want?
How many people are going to live with you?
After gathering all this information, contact us via email or give us a call. We accept international calls and our Bilingual staff can help you with any questions or concerns you may have.
We’ll guide you through your way to finding the BEST room for YOU.
  2. CONTACT US.
Our approachable staff are always available to answer your calls or emails.
Also feel free to come to drop by our office for a chat.
We’ll show you the most suitable apartments that will best suit your needs.
  3. APARTMENT VIEWING
  4. We’ll give you a personalized tour of the apartment we have recommended to suit your personal needs and budget.
  5. APPLICATION

After finding your ideal apartment, you can fill in the application form. We will then get hard to work in getting your application approved while you relax and enjoy Tokyo life. Once we receive the owners decision regarding your application, we will contact you regarding the result of your application and the initial payment required. We will then prepare your contract and send the contract fee.

Our team of real estate experts are looking forward to meeting you soon!

What do you need to rent a house in Japan?

Today, we’re going to write about the necessary documents for rental contract.

ブログ

Today, we’re going to write about the necessary documents you need to bring along for your rental contract in Japan.

Usually, documents below are necessary for foreigners to rent a house in Japan.

  • Passport
  • Residence Card (住民票 – Juminhyo)
  • Letter of Employment with Salary Information (在籍証明書 – Zaisekishomeisho)
  • Japanese Tax Documents, if applicable (源泉徴収表 – Gensenchoshuhyo), including your income certificate
  • Affidavit of financial support (from your guarantor)
  • Guarantor Certificate(証明書)including their signature stamp(印鑑)

We understand the amount of paperwork to rent an apartment in Japan can be both time consuming and stressful. The documents required vary on a case by case basis and is largely dependent on the landlords requirements. Glossary of Japanese Real Estate Terms for renting an apartment in Tokyo

?????????????????????????????????????????????????????????????????????????????????

When renting an apartment in Tokyo, you will need to pay a number of rental fees initially, which happens before contract signing.

Below is a glossary of rental fee terms you need to know before making that payment.

First Month’s Rent(初月賃料)

Rental amount for the first month post occupancy date, plus the next months rent. The amount paid differs from person to person and will be contingent on the contract period date. For example, if you move into the apartment on the 20th June, you would need to pay rent from the 20th June to the 31st of July upfront.

Key/Gift Money (礼金)

A one-time non-refundable fee paid to the owner. This concept originates all the way back to the 1920s when it was extremely difficult to find a home to rent after Japan experienced one of its most devastating earthquakes. As a token of gratitude to the home owner, this fee is usually 1-2 months of your rental fee but is waived for a number of properties we manage.

Deposit(敷金)
The deposit is paid by the tenant to the landlord/owner upon signing a lease to cover potential costs like unpaid rent and personal damages incurred to the rental property.
Usually, this deposit is returned, but at least the cleanig fee will be deducted from the deposit initially paid (1-2 month’s rent).

Agency Fee (仲介手数料)

An agency fee may apply to cover the costs associated with the time and effort required to find your dream home. Our agency fees are very competitive (50% to 100% of the first months rent). By law, agencies are required to charge a maximum of only one months rent as their fee. For more information, click here.

Key Exchange Fee (鍵交換費用)

For your own safety and peace of mind, a key changing fee will be charged. This fee may or may not apply to all apartment. Key changing fee should be paid by the renting party, which costs about 20,000-30,000 yen.

Additional Fees

Cleaning Fee(退去時清掃費)

A cleaning fee is charged for the cleaning cost when moving out of the apartment. This amount will be deducted from the deposit separately.

Fire/Earthquake Insurance (火災保険)

In case of a fire or natural disaster, this insurance fee will most likely apply and be around 20,000-30,000 yen.

Renewal Fee(更新料)

Usually, this renewal charge will be one month’s rent and will need to be paid if you wish to renew your leasing agreement after the end lease date.
