The initial fee is usually about 4-5 months of rent fee, including the upfront rent.

The procedure of renting an apartment in Japan might be different from what you know.
Today, we’ll list up some of the points that are unique to Japan when renting an apartment.

 
(1)Initial fee
That is what you need to pay AFTER the scanning process succeeded, before or at the same time as the contract signing.
We’ll show the details in the coming article.
 
(2)Utilities are not included
Electricity, Gas, Water and Internet fee are usually not included in the rent.
You need to do the open up by yourself. (Of course we can help you if necessary!)
 
(3)They are usually not furnished
Apartments are not furnished. We can show you a rental furniture plan too, feel free to ask us!
 
(4)Need to use a guarantee company
These days most of the apartments require to use the guarantee company in behalf of a guarantor.
See the article updated 2020/Sep 17th for the further explanation.
 
(5)Need a Japanese emergency contact
You usually need a Japan/ese emergency contact.
He/She will be a person who the owner/maintenance company will call if any urgent issue came up.
Not a co-signer, so there won’t be a responsibility of paying rent, or any other contract items.
 
(6)Other than above, we might have to ask you many things.
You might feel it’s too private/ too complicated, but we need to know about you to negotiate with the landlord to make your process smooth. We all appreciate for your understanding!

How does the process go when renting an Apartment in Tokyo?

①Discussion
Let us know your criteria.

②See the lists
We’ll show you the lists in your criteria.
Choose the ones you want to go view, we’ll make the key reservation with the owner.

 
③Viewing
Go view the apartments.
Let us know how you think/feel about the options!

 
④Application
Once you found one, fill out the application form. Please note that we need to take a copy of your ID!

 
⑤Screening
The owner and the guarantee company will do the scanning process. Some document will be needed.

 
⑥Money transfer
Once you’ve passed through the scanning process, we will send you the bill via data. Please transfer the contract money to us.

 
⑦Contract signing
Day for signing the papers!
We’ll explain it in English too. Feel free to ask us for the service.Please note that you might need a HANKO.

 
⑧Key handover
Once all the contract signing, document submit, and the money transfer are done, we will hand you the key on the beginning of the contract day.

 
⑨Move in!
Congrats, you will move in to your new home!Don’t forget to do all the utility set ups and the procedure you need to do at the ward office/post office etc.

One of a common rule you better know of renting an apartment in Tokyo – is about the ‘guarantor’, ‘guarantee company’ issue!
 
 
When you sign a rental contract in Japan, you need to have a guarantor for your co-signer.
If a personal guarantor, he/she has to be your family, has enough income and usually a Japanese citizen.
 
The guarantee company is a company that would be responsible to your rent fee payment in behalf of your guarantor.
The fee will be paid at the first time when you sign the contract(usually half a month rent or more), and renewal fee will be around 10,000yen or more per year.

There are numbers of guarantee company in Japan, though which company to use depends on the owner.
Some of the guarantee company require you to have an additional personal guarantor.(I know… what!?😂)
 
We will of course help you do the process of scanning process, such as paperwork or any other process you need to take.
To avoid any inconvenience, we will check out with the owner which guarantee company they are using before viewing the properties.
